The designer and builder are one-in-the-same.  At LUSK, this process produces an affordable project at completion which is designed to your satisfaction and budget . Upon completion of concept design floor plans and elevations, a thorough written proposal is prepared with a fixed price for construction. There is no guesswork because the proposal is written in terms of your approved preliminary design. Until you have accepted the written proposal, you are not obligated to have LUSK build anything.   Design/build is two steps: Initially we develop preliminary floor plans, elevations (front, rear and sides) of the house, roof plan and site plan for your approval. (expensive construction drawings and engineering are not necessary to come up with the contract price.) Then, we prepare a written proposal with a fixed price, including the costs of construction drawings, permit processing and project construction, based on your approved preliminary drawings. Our written proposal for your job lists the details to  build your project which are later included in the contract. Acceptance of the proposal and contracting to build is the second, and final step in the design/build process. Communication between homeowner and remodeler is seamless with the working relationship tested, and professional trust in place.
